and conditions concerning your apartment reservation:

Process
to reserve a Vacation rental in Paris (less than 3 months stay):
Once we agreed on a place and dates, and you ask us for a contract :
We will send you the agency contract (we need it filled and signed) as well as your agency fees (already included in the price) invoice.
Once we received them through fax, email or mail, the apartment is booked for you.
Then we will send you the short term rental agreement, signed by the owner which has to be filled and signed by you as well. This document is in French, an english copy will be sent to you as weel.
With this above document, we send you the details to pay the non refundable down payment (30% of the rent ) directly to the owner, this has to be done within 7 days after the contract is signed in order to complete the reservation process (without it, the owner has the right to cancel the booking). We also send you all the details to reach the apartment on your arrival day.
The balance and security deposit will be paid on your arrival day (the meeting will be held at the apartment).

Last
minute reservation :
If you want
to reserve a short term rental, when your arrival is in the following
days or week (meaning you won't have the time to do all the steps above) contact
us, we will set this up individually in the best interest of all parts.

Agency
fee (V.A.T. included) :
The total amount of our fees will be clearly announced on each quotation
Short
term rental Fees are ALWAYS included in the price announced see below the
highest commission that we charge; most of the places we propose have already
lower fees (as you will see on our quotation)
Long Term Rental Fees are NEVER included in the price announced on the website.
The agency fees apply as follow :
Up to 2 months (45 nights) : maximum agency fees 30% of the rent.
2 to 5 months : maximum agency fees half a month.
From 5 months to 10 months : maximum agency fees 75% of 1 month rent
From 10 months to a year : maximum agency fees 10% of the stay. For any stay over the 1st year 5% of the stay.
For unfurnished apartments, agency fees are 7% of the total of your stay (charges excluded).

Security
Deposit
A refundable security deposit is not a downpayment, it's an amount given on arrival day, usually uncash, which covers the potential damages. (The amount is given on our website as well as on the rental
agreement and depends on the owner policy). This deposit has to be made on your arrival, to the owner after
the inventory.
This security
deposit will be refunded on your departure day, after checking the
apartment state and if there's no damage.(unless it's notify in your quotation).
French law authorizes the
deposit to be refunded as late as 2 months after the departure but most of the owners
refund the deposit on the departure day. In case damages are made, prices
and conditions will be seen during your check out (in case the damage is
important we strongly recommend you call the owner in order to sort it out prior to your departure).
Most of the time it will be asked by check in euros/ bank check /cash, conditions
will be given on the rental agreement.

Payment of our agency fees.
We accept :
Credit Cards : Visa or Master Card. For credit card payment, 1.5% will be asked for bank fees.
Wire transfers : we need to receive by email a copy of the order, 12 euros must be added onto the total amount to cover bank
fees
Checks in euros only
Cash in euros
Paypal (that allows you to pay by credit card) 3,9% of the amount must be
added (Paypal fees).The payment is instant so we can confirm immediately. See info on www.paypal.com
Money order : we need to receive by email a copy of the order (As the American Post Office and the French Post office don't have an agreement yet, the only way for American citizen to send cash via the post is Western Union-We accept it but don't recommend it (unless the arrival is very soon) as the fees for the sender are very high).
Traveller's checks in euros: as the Post service may be slow sometimes, we suggest
you (your choice) send us the traveller check AND at the same time
the same amount via paypal that will be on hold on our account (we won't
cash it) once we've received the traveller's checks we cancel the Paypal payment
that will be refunded to you immediately. In case you just send the traveller's
checks we cannot assure you that at the time we receive it the apartment will
still be available.

Payment
to the Owner (security deposit & rent)
The rent
has to be paid directly to the owner. The non refundable downpayment (30% of the rent) must be sent by wire transfer, cash,
check in euros, some owners may accept paypal / western union / traveller's
checks. After the rental agreement is signed we send you all the information to do so. FYI, wire transfer cost usually fees depending on your bank.
Concerning
the balance of the rent, usually it's paid on your arrival day in cash
/ checks in euros. If you prefer wire transfer / paypal you'll have to
send it prior to your arrival in order to have the balance on the owner's account
by your arrival day.
Note for security deposit : it must be given on your
arrival day, the amount will be stated on your quotation.

Charges
included for short term rentals
Electricity
and gas
Weekly rentals: For short term rentals apartment the electricity and gas are ALWAYS included
in the rent.
For long term rentals apartment (unless it's notify in the ad) electricity and/or
gaz will NOT be included and will be paid pro-rated to the usage.)
Charges NOT included in short term rentals
Telephone: Telephone is never included in the rental price (unless otherwise notified in the ad). Phone calls must be paid according to the usage.
Charges NOT included for long term rentals

Arrival
and departure :
The common
rules concerning the arrival time is 2pm and departure times is 10am.
Depending on the owner's policy, and/ or the next arrival owners may be flexible.
That's why we ask you to send us as soon as you know them. The owner, and/or one
of his representative will welcome you. You'll check the apartment; exchange the
keys, pay the balance of the rent and security deposit.

Cancellation
policy:
An “assurance villegiature”/holiday insurance is MANDATORY in France for stay of less than 90 days and should be shown to the owner if he requests it. It must covers risks such as fire, water or explosion. We also strongly advise you to take a cancellation insurance that will reimburse you in case of cancellation or interruption of your stay.
If you don’t have an insurance company Paris Be A Part Of It can put you in contact with his partner that proposes 1 package with both insurances, the amount is 3,5% of your stay.
If you wish to receive more information please contact your agent asap as this insurance has to be paid when the owner down payment is paid). You can also contact your own insurance to check if they cover you abroad.
Without a cancellation insurance :
Rent due
to owner In case of cancellation the client accepts a cancellation penalty of 100% of the rental
fee (owed to the owner).
Departure before
the contract departure date: For a departure before the negotiated dates
the prices remain the same as already agreed between Paris Be A Part Of
It the owner and the client.

Terms
and conditions for services and activities
Services
and activities proposed by "Paris-Be A Part Of It" are sold at the official
price (no fee above our partners prices) and most of our partners allow us to make a discount to give our customers. For people who aren't renting an apartement, but still want to use our services and activities ON DEMAND offer, our minimum fee is 7 euros but depending on amount of work and complexity that fee
can go up to 30 euros, for the coupons no fee apply.
(Price will be announced before any expense).

How
to reserve and pay ?
Some of the services will be directly sold by us, but other will be paid
directly to our partner and we will only take care of the reservation
(no charge).
For the services or activities that we sell, you can reserve and pay them
when you reserve your apartment or later (before or on your arrival day).
If you buy them after, on our goal to make you save some money on the
organisation, depending on your way of payment we may advice you to reserve
them when you make the reservation of the apartment.
If your arrival is really
soon, we would propose you pay us directly upon your arrival in Paris
in euros (traveller's checks or cash) save bank and Paypal fees.
Ask
us to help you find the best way to avoid double fees from bank or paypal.
Note that some services have to be pre-paid directly to our partners due to schedule (ex Wine
Tasting, Tour in 2CV etc...) ask us for details.
